While the popularity of the suburban lifestyle has been increasing in some areas for a few years now, many experts believe it may be at an all-time high right now. This trend of more city dwellers searching for suburban homes has been heightened by the flexibility to work from home and the desire for more space brought about by the coronavirus pandemic.
With remote work becoming more common, it seems people are interested in relocating further away from the office to get closer to nature in the beach or mountains.
During the second quarter of this year, 51% of home searches by urban residents of the 100 largest metro areas were for suburban properties, according to realtor.com’s quarterly Cross Market Demand Report.
This is the highest percentage since this data has been tracked. From 2017 to 2019, the percentage slowly increased from 49.6% to 50.3%.
Realtor.com classified urban, suburban and rural areas based on household densities in a greater metro area. Zip codes with densities in the upper 25% tier were considered “urban,” those between the middle half of a metro area were considered “suburban.” The remaining low-density zip codes were classified as rural.
According to the report, this trend was most prevalent in the Northeast, especially in the New York region where 58.1% of listing views from urban New Yorkers were for suburban New York metro homes, compared to 54.9% in the same period of last year.
Continuation of this trend may result in a price increase for homes in some suburban areas. Median list price in Johnson City, Tennessee is up 7% from last year.
