Check out these 5 tips to sell your home fast before the cold weather sets in.

  1. Fall Photography

One of the first steps in selling your home is perfecting your online listing, and one of the most important aspects of your online listing is the photos of your home. The natural colors of fall are a great asset to visually appealing listing photos. If you’re listing your home this fall, try to schedule your photoshoot for some time after the leaves have changed colors and before they’ve all fallen off.

  1. Focus On Curb Appeal

To prep for your fall photoshoot, put some extra effort into curb appeal. Rake the leaves, clear the gutters, trim the shrubs, and consider adding some autumn flowers to your porch. Take the same approach for your backyard. Highlight areas for outdoor gatherings like firepits.

  1. “Spring Cleaning”

Let’s call it “fall cleaning”. Before the cold sets in, perform applicable inspections, maintenance, and cleanings before listing your home. Here’s a short list of tasks to complete:

  • HVAC inspection (no one wants to spend winter in a cold home)
  • Chimney sweep
  • Roof inspection
  • Dust and remove cobwebs
  • Insulate windows and doors (drafts are more noticeable in cool weather)
  • Replace air filters
  • Clean windows and screens
  1. Market Your School District

Fall buyers with children will certainly be considering the school district. Reference the strength of your school district in your listing.

  1. Stage Up The Coziness

Embrace the colors, aromas, and holidays of fall when staging your home and preparing for showings. Here are some pre-showing tips to make your home even more inviting:

  • As always, make sure your home is clean and decluttered, but don’t be afraid to add some fall accents or holiday décor.
    • Add some seasonal throw pillows to the sofa
    • Set conversational seating arrangements
  • Bake an apple pie or brew a pot of pumpkin spice coffee
  • Since there is less daylight in fall, turn on all the lights in your home
  • If you have a gas or electric fireplace, turn it on
