Upgrade Your Online Home Listing to Sell in Winter: 7 Tips

52% of homebuyers start their search for a new home online. However, that number increases during the coldest and snowiest months of the year as buyers try to minimize their travel time. Follow these tips to make sure your online listing is positioned to sell your home fast this winter.

1. Emphasize Energy Efficiency

Homebuyers are increasingly factoring energy efficiency into their search for a home. For example, homebuyers may be extra sensitive to heating costs in the winter. So, include details about any energy efficient home improvements you’ve made, along with info about your average utility bills, in your listing.

If you don’t think you have any energy efficient features to share, consider making some minor upgrades. You don’t have to start with solar panels on the roof! Start by weatherstripping the windows and doors or switching to LED lightbulbs. These upgrades can save you money AND enhance your online listing.

2. Showcase Winter-Readiness

Winter buyers will be interested in how your home holds up to harsh elements like ice, snow, and freezing temperatures, so use your listing to share info about your heating system, insulation, and the condition of your roof and gutters. If you have a particularly steep driveway, share insights on how you’ve navigated it in the winter. Lastly, don’t forget to highlight amenities like fireplaces and hot tubs.

3. Invest in Photography

High-quality listing photos will set your listing apart from the next. Your realtor will help you create curb appeal and stage your home for winter, but it’s also important to invest in professional photos that digitally capture the real-life appeal you’ve cultivated with your realtor. Be sure to include photos from other seasons as well!

4. Provide Extra Info

Winter buyers will likely do as much vetting online as possible before deciding to view a home in person, so don’t hold back on the details. This will simplify the process for everyone involved!

5. Offer a Virtual Tour

Consider taking your online listing to the next level with a 3D Virtual Tour of your home.

6. Share on Social Media

Your realtor will handle marketing for you, but it’s also a good idea to share your listing on your personal social media profiles. Ask your friends to share too!
